WALCH RITTBERG NAGEL provided legal counsel to AXA IM Alts on the acquisition of the Heilbronn logistics center, which was developed and constructed by ECE Work & Live. The seller is ECE Work & Live, which has thus successfully placed another logistics property it developed on the market in quick succession. The transaction was signed shortly before the turn of the year, and closing is expected shortly.
The state-of-the-art logistics center is located in Möckmühl, Baden-Württemberg, in immediate proximity to the A81 highway and comprises a total leasable area of approximately 63,000 m². The property, spread across two buildings, is fully leased and allows for unrestricted 24/7 use. The long-term tenant is a transportation and logistics services company.
The property meets high sustainability standards and was built to be particularly energy-efficient. It complies with the Efficiency House 40 standard and features, among other things, a large-scale photovoltaic system, energy-efficient LED lighting, and modern heat pump systems. Additionally, the property is DGNB Gold certified.
